Equipment used: Thermal imaging, endoscope survey, moisture meter profiling and visual inspections.

This client was experiencing an escape of water from an undetected source which had caused the wooden flooring throughout the hallway to discolour.

Upon arrival, moisture meter profiling was completed showing low moisture readings on the ground hallway, the walls and in the bathroom.

The hot and cold pipes were tested acoustically; however, no sound was evident to indicate an escape of water.

For further inspection, the bath panel was removed, which revealed high levels of moisture under the bath. The waste had been exposed and when tested, the leak caused the water to run on a gradient towards the hallway.

This also caused the water to go behind the shower unit and down the wall.

To inspect the pipe work under the bath and basin, a video endoscope was used but was inconclusive in its findings.

The thermal imaging survey had the same results in not presenting any hot spots or anomalies.

In this detection, it was clear that there was a leak however, it was not accessible. To access further the bath would need to be removed, with the permission of the household owner.
