Equipment used: Tracer gas, and visual inspections.

Upon arrival a visual inspection was carried out throughout the property. The kitchen and the bathroom had already been stripped out for drying.

Tracer gas was carried out to the internal hot feed and a drop in pressure was observed within 15 minutes. This indicates to us that there is a leak.

The areas of where the internal hot feed ran were scanned for any escaping gas and high readings were found consistently within the kitchen.

Following this, the kitchen was excavated, and the leak was located on the hot water feed below the damp proofing membrane. The leak can be seen clearly spraying out of the pipe in the bottom right image.

The leak was repaired, and the pressure was tested again for an hour. There was no drop in pressure and no further leaks were found on the hot water feed.

The pipework is however unprotected and due to this, further leaks could possibly occur.
