Equipment used: Thermal imaging, endoscope survey, moisture meter, visual inspections.

At every property we conduct thorough visual inspections. At this particular property, we found no visual damage. However, the boiler pressure dropped every 2-3 days.

Moisture profiling was carried out throughout the property and there was no raised readings.

When the moisture profiling presented no high reading, we investigated the boiler more closely. This is when we found a leak on the magnetic clean below the boiler and the PRV (Pressured Reducing Value) was also dripping nonstop. This can be seen to the left of the page above.

We carried out a thermal imaging survey, following all the underfloor heating pipework. However, this did not reveal any hot spot.

In the photographic evidence taken, displayed on the left, you can see a regular heat signature throughout the pipe work, with no anomalies.

In contrast, the endoscope survey revealed erosion on the underfloor heating manifold behind the kitchen units. This contributed to the cause of the leak.

The drop in pressure on the boiler was due to the PRV dripping and a leak on the magnetic cleaner. We recommended that these items be repaired.
