Equipment used: Thermal imaging, endoscope survey, moisture meter profiling and visual inspections.

When the shower in the ensuite was on, the water was seeping through the garage ceiling. Because of this we decided to completely disconnect the shower.

Buckets were used to test the waste, shower seal and grouting. The waste was tested first and there were no issues found. To do a thorough testing, a hole was cut out of the ceiling so the waste would be exposed. This presented no evidence of leakage after flood testing.

After that, the shower seal and grouting were tested using a video endoscope, inspecting the tray from the bedroom. Instantly water was detected dripping, which indicates that the sealant and grouting were the issue. This was backed up with cracks in the grouting and the seal unsticking within certain areas.

Upon further investigation a thermal imaging survey was also conducted on both floor level showing no major heat/cool spots.

Further issues from the surrounding areas that contributed towards the damage includes, a leaking shower unit and faulty grouting.

The final report recommended that the shower unit was to be replaced, the shower seal needed to be replaced and the grouting to be re-done. Once this has been completed the bedroom flooring would be reinstated as well as the garage ceiling.
