Equipment used: Moisture meter profiling, thermal imaging survey, endoscope survey, flow and dye testing and visual inspections.
Upon arrival, a visual inspection was conducted throughout the property and damage was clearly evident to the kitchen ceiling.
Following this, moisture meter profiling was carried out on the affected area showing readings of 999REL.
We then investigated all the above ground pipework was carried out and no leaks were located.
To further our findings we carried out a thermal imaging survey which highlighted anomalies around the kitchen ceiling, which accounted for the water damage and ongoing leak.
We were informed that the bathroom has been out of use but there has been a constant drop still occurring. This indicated there was a leak to the internal pipework.


With the permission of the household owner, we removed a section of the kitchen ceiling to access the leak.
We found a pin hole leak on the 22mm pipework. We cut out and repaired the leak, leaving the property clean and tidy.
