Equipment used: Thermal imaging, endoscope, moisture meter, visual inspections.

On this job the kitchen ceiling of the property was reported to be stained with the ceiling paint peeling away from the surface. One first inspection, this was very clear from the description given from the client.

We carried out an endoscope survey to the kitchen ceiling through one of the light fixtures which showed us that there was a leak from the gravity hot water pipe.

Further investigation found that the water has been seeping through the ceiling and dripping onto the ground.

This led to a section of the ceiling being removed in order for us to access the leaking pipe. With the approval of the homeowner, the ceiling was removed, and the leaking pipe was fixed.

As shown in the photography, there is clear evidence of mould and the ceiling board rotting from the leak.

When we arrived the moisture reading was 999REL.

After we repaired the pipe, we then put a drying schedule in place. This means that the property needs to be dried using dehumidifiers or air movers.

We give estimates as to how long the drying will take and how many dehumidifiers will be needed to dry it effectively. It is very important that drying is completed before undergoing repair work on any damage taken from the leak.
